What concessions do buyers usually ask for? Which ... - Zillow Real ...

There types of concessions that you can ask for are limited largely by your imagination. ?They can be a combination of any number of things. ?Some typical concessions are:

1. ?A credit towards buyer's closing costs. ?This may be limited by the type of loan that the buyer is taking on. ?On VA loans there are some costs, called "non-allowables," that the buyer cannot pay.

2. ?Survey. ?In our market, it's typical for a buyer to ask the seller to pay for or provide a survey.

3. ?Title insurance. ?In our market, it's typical for a buyer to ask the seller to pay for the owner's title policy while the buyer pays for the lender policy.

4. ?Personal property. ?Often a buyer will like appliances, patio furniture, window coverings, a hot tub or some other property of the seller and ask that it be included in the sale price.

5. ?Pre-paid Home Owner's Association dues. ?This is more typical in new condo/townhome developments, the seller will pre-pay a specified period of HOA dues for the buyer.

6. ?Pre-paid Country Club membership. ?This is common in some Country Club developments or with houses that are in close proximity to one.

7. ?Repairs. ?Buyers can choose to ask the Seller to make repairs to the property prior to closing. ?The Buyer could also choose to ask for seller paid closing costs instead (see #1) and make the repairs after closing.
